L’oreal - Location Advisory

L’Oreal was considering setting up a new Research and Innovation (R&I) Center in India for its Hair & Skin care products. The business & real estate requirements of all units, expected to operate at the new location, were compiled post which a balanced scorecard was formulated, to evaluate the various parameters in detail. The top 3 Indian cities were identified and optimum locations evaluated, based on their relative strengths. Locations were also evaluated on efficiency and cost effectiveness, with regard to each specific service or process.

Kellogg’s - Location Advisory

Kellogg’s was considering setting up a second manufacturing unit in India, to meet its projected growth trajectory. The objective was to reduce the logistics cost over the long run, as well as ramp-up production to cater to its growing customer base.
The Industrial team from MANOMAY PROJECTS conducted detailed workshops with various internal stakeholders, to understand the business comprehensively and the subsequent real estate requirement. Multiple cities were evaluated for several supply chain parameters, infrastructure, availability of raw materials and production inputs such as electricity and water. A detailed qualitative evaluation was completed, in order to identify the most plausible location from a long term perspective. The top 3 Indian cities were then evaluated, from a business and transactions perspective.

Tupperware was looking at setting up a manufacturing and warehousing facility in the Tier III city of Dehradun, Uttarakhand, India.Given MANOMAY PROJECTS’s local market expertise, we were able to secure a Grade A facility within desired timelines.


Suzlon Energy - Manufacturing Unit

Jodhpur, Rajasthan, India | Size: 135,000 sq.ft. of built-up area and 16.8 acresof land | Model: Built-to-Suit Lease Acquisition
Suzlon Energy Ltd. was looking to set up a manufacturing unit for rotor blades of wind mills in Rajasthan, India. We were able to identify a developer, who could build the factory building as per Suzlon’s requirements and subsequently lease it back to them, thus reducing the upfront capital investment for Suzlon


John Deere - Industrial Facilities

Pune, India | Size: 65,000 sq.ft. | Model: Lease Acquisition
John Deere was looking at setting up multiple production units for their engines division in Pune to cater to its growing business in India.MANOMAY PROJECTS was successful in identifying a ready built option within the stipulated time frame. The Firm also achieved rentals lower than the market and structured lease terms specific to John Deere’s requirement. A lucrative hard option for John Deere’s future expansion was also achieved.

Federal Mogul was looking at acquiring Industrial Land for setting up an Auto Ancillary Unit. MANOMAY PROJECTS was able to identify a government allotted site which matched Federal Mogul’s requirements, in terms of proximity to its clients and at a price 15% below market rate.


Future Supply Chain Solutions - Distribution Centres

Bangalore, Chennai, Delhi NCR and Hyderabad, India | Size: 3,000,000 sq.ft
Future Supply Chain was looking at setting up its distribution centers across India in Tier I cities like Bangalore, Chennai, Delhi NCR and Hyderabad to cater to its retail stores across India.Given that there was no ready built supply available, MANOMAY PROJECTS was successful in structuring Built to Suit transactions totaling 3,000,000 sq.ft. across these cities.


UTC Group - Manufacturing & Warehousing Facility

Bangalore, Karnataka, India | Size: 150,000 sq ft | Model: Lease Acquisition
Two UTC Group companies, UTC FS and OTIS were looking at setting up a state-of-the-art manufacturing unit and a warehouse facility in Bangalore respectively.MANOMAY PROJECTS was able to secure a warehouse facility for OTIS in close proximity to its existing plant and with the desired lease terms. A Grade-A ready built manufacturing facility was secured for UTC FS, which matched its required Specifications


Faurecia - Industrial Ready Built Facility

Chennai, Tamil Nadu, India | Size: 70,000 sq.ft | Model: Lease Acquisition
Faurecia Interior was evaluating to set up a ready built facility in Chennai at close proximity to its primary customer, Ford India. MANOMAY PROJECTS was able to secure a facility at the 1 km distance from Ford, which enabled Faurecia to manage its just-in-time service commitment.Also the highlight of the project would be below market rentals and flexible growth in the facility
